How it works for buyers

Step 1: Contract review

We recommend that a contract review is completed before signing a contract.

Step 2: Onboarding

Once the contract has been signed, you will complete our questionnaire so we have all the required information such as their Manner of Holding on Title and Stamp Duty Concessions that you may be eligible for.

Step 3: Monitoring contract conditions

Our conveyancers will prepare a letter for our clients outlining the next steps for their completion in the conveyancing process, such as;

• Due dates for conditions such as Finance or Building & Pest Inspection.
• Arranging for the client to complete a Verification of Identity

Step 4: Completion of SRO Duties Online Form and preparing a Pexa Workspace for the Electronic Settlement

We will complete the SRO Duties Online form, which is then sent to all parties for electronic signing. This opens a Pexa Workspace, invites the Vendor’s Representative and the client’s Bank to attend the settlement, and prepares the Transfer of Land document and Notice of Acquisition.

Step 5: Pre-Settlement

The bank must complete all of the documentation to ensure that it is ready to transfer the money at settlement. Approximately one week from the settlement, we will prepare the Statement of Adjustments.

We recommend completing a final inspection of the property at this time to ensure that it is in the same condition as it was at the time of sale and that any other agreements regarding the condition of the property have been met.

Step 6: Settlement

Legal Representatives and Banks sign off in Pexa, and settlement begins. The Transfer of Land documents are lodged with the Land Titles Office, and the funds are disbursed. We will let the client know once the settlement has been completed and also send the Notice of Acquisition to the Council, Water & Owners Corporation (if applicable). We will also send the client our final letter.

How it works for sellers

Step 1: Onboarding

Start by completing our questionnaire so we have all the required information to prepare the Contract & Section 32, and we open your file.

Step 2: Contract and Section 32 preparation

Once we receive your questionnaire, we will obtain relevant Certificates and prepare the Contract & Section 32.

Step 3: Contract signed

Once you have found a buyer and the contracts have been signed with the real estate agent, our conveyancers will now monitor the contract for the completion of any conditions by the purchaser. These include things like deposit payment, finance, and building and pest inspection reports.

Step 4: Preparation of SRO Duties Online Form and opening a Pexa Workspace for the Electronic Settlement

We will prepare the SRO Duties Online form which is then sent to all parties for electronic signing. Our conveyancers will open a Pexa Workspace and invite the purchaser’s representative and the client’s bank to attend the settlement and assist in preparing the Transfer of Land document.

Step 5: Pre-Settlement

Approximately a week before settlement, the Purchaser’s Representative will provide the Statement of Adjustments, which we will review, provide to the client for their approval, and confirm payment details for settlement. The Purchaser may also complete a final inspection at this time to ensure the condition is as it was on the day of sale and to check whether any other agreements regarding the property’s condition have been completed.

Step 6: Settlement

Legal Representatives and Banks sign off in Pexa, and settlement begins. The Transfer of Land documents are lodged with the Land Titles Office, and the funds are disbursed. We will let the client and the Real Estate Agent know once settlement has been completed. We will also send the client our final letter.
