The conveyancing process for buyers

Step 1: Contract review

Step 2: Preparation

Step 3: Due diligence checks

Due diligence means a search of the property and required building inspections to assess condition. Any issues, such as structural defects or easements, are communicated to the client and negotiated with the seller to be resolved before settlement.

Step 4: PEXA workspace setup

Entry Conveyancing facilitates conveyancing digitally on the PEXA platform. To set up a PEXA workspace, our conveyancers prepare and send the SRO duties forms to all parties for signing. The PEXA workspace hosts the Transfer of Land documents for the transaction, as well as involved parties like the seller’s representative and the buyer’s financier.

Step 5: Pre-settlement

Buyers will receive approval from financiers for the property transaction. One week before settlement, conveyancers will prepare the Statement of Adjustments and send it to the seller’s party for review. Buyers will also have the opportunity to conduct a final property inspection to ensure all special conditions are met.

Step 6: Settlement

Our Cheltenham conveyancers attend the settlement on behalf of buyers to perform the final checks and arrange the disbursement of funds. The property title is obtained from the seller, and the settlement is finalised. The new property registration is lodged with the Victorian Land Titles Office.

The conveyancing process for sellers

Step 1: Consultation

Step 5: Settlement preparation

We receive and review the Statement of Adjustments from the buyer’s representative to confirm the final payment details. The buyer will conduct a final inspection of the property to check that all special conditions of the sale have been met.

Step 6: Settlement

Our conveyancers will attend settlement on the seller’s behalf to conduct the final signatures, exchange the property title, and receive the outstanding purchase payment from the buyer’s financier. Once the settlement is complete, we will inform sellers and provide a final letter outlining the entire transaction.
