Conveyancing process for buyers

Step 1: Contract review

Contract review to identify any risks, compliance issues, or special conditions. Our conveyancers negotiate on your behalf to mitigate risks and secure favourable terms.

Step 2: Document preparation

Property certificates and title documents check for liabilities that could complicate the sale. We confirm the type of property ownership arrangement on the buyer’s end.

Step 3: Due diligence checklist

Due diligence checks will include an independent building inspection and Verification of Identity to minimise risks for the buyer.

Step 4: PEXA Workspace preparation

Conveyancing will be conducted digitally on the PEXA platform. The SRO Duties Online Form is prepared and sent to all parties for signing, and a PEXA Workspace is set up. The vendor’s representative and the buyer’s financier are then invited to join the Workspace.

Step 5: Pre-settlement

Buyers receive approval from the financier and attend a final property inspection. The Statement of Adjustments is prepared one week before settlement commences.

Step 6: Settlement

The Transfer of Land documents are lodged with the Land Titles Office, and the funds are disbursed. Buyers are informed once settlement is complete, and the Notice of Acquisition is sent to the Council, Water & Owners Corporation (if applicable). 

Conveyancing process for sellers

Step 1: Initial consultation

The buyer will conduct a final inspection of the property to ensure that it meets the special conditions set out in the contract and is in a good condition for sale.

Step 6: Settlement

Conveyancers from both parties complete the final checks and signing. The buyer’s financier will disburse the funds for the outstanding purchase amount, and the property title is handed over to the buyer’s representative. Sellers are notified upon settlement completion and provided with a final letter detailing the outcome of the sale.
