How it works for buyers

Step 1: Contract review

We review the contract of sale to check for any liabilities for the buyer. Before signing, we negotiate changes with the vendor’s representative to address any risks for the buyer.

Step 2: Preparing documents

In preparation for the sale, we gather information from the buyer, including details about the property ownership arrangement, eligibility for stamp duty concessions, and the chosen financier for the purchase.

Step 3: Due diligence checks

Thorough property searches, including title searches and zoning checks, to identify any liabilities or compliance issues with the property and the current ownership. Our Hoppers Crossing conveyancers will also arrange for independent building and pest inspections to determine the condition of the property.

Step 4: Setting up a PEXA workspace

Entry Conveyancing carries out digital conveyancing on the PEXA platform. We prepare the SRO Digital Duties Form for all parties to sign and set up a PEXA workspace to house the transaction documents. We then invite the vendor’s representative and the buyer’s financier to the workplace.

Step 5: Settlement preparation

We liaise with the buyer to ensure that finance approval is obtained at this step. One week before settlement, our conveyancers will prepare the Statement of Adjustments and send it to the vendor’s representative for review.

Step 6: Settlement and handover

Our conveyancers will attend settlement on behalf of the buyer. Settlement will involve the receipt of the Transfer of Land documents and the keys to the property, as well as the release of funds from the buyer to the seller. After settlement, we lodge the Transfer of Land document with the Land Titles Office and hand over the keys to the buyer.

How it works for sellers

Step 1: Initial consultation

Discussing the condition of the property for sale, and the seller’s desired outcomes of the sale.

Step 2: Document preparation

We draft the contract of sale and vendor’s statement (section 32) in line with the seller’s requirements.

Step 3: Special condition arrangements

Once a buyer signs the contract, we make arrangements to address any special conditions outlined in the contract. This can include maintenance or repair work and building inspection preparations.

Step 4: PEXA workspace set-up

We prepare the SRO Duties Online Form for all parties to sign and set up a PEXA Workspace where the transaction documents, including the Transfer of Land and Notice of Acquisition, will be held. The buyer’s representative and financier are then invited to the Workspace.

Step 5: Settlement preparation

We receive and review the Statement of Adjustment from the buyer’s representative one week before settlement. Once the final payment amount is confirmed, we arrange a final property inspection for the buyer.

Step 6: Settlement and handover

We liaise with the buyer’s representative for the handover of the Transfer of Land documents and the disbursement of funds. We notify the client once settlement is complete and send the Notice of Acquisition to the Council, Water & Owners Corporation (if applicable).
