How it works for buyers

Step 1: Contract review

We review the vendor’s contract of sale to identify any liabilities or risks. Changes to the contract can be negotiated (such as the inclusion of special conditions) to ensure that it is compliant and in favour of our client’s interests.

Step 2: Gathering information

A title search will be requested from the Land Registry Services to verify its registration status, ownership history, and to determine if any existing easements or planning restrictions are in place. The ownership arrangement with our client (personal ownership, joint tenants) will also be confirmed, along with any stamp duty concessions.

Step 3: Due diligence checks

Building and pest inspections are arranged to uncover any hidden issues with the property. New findings that present risks to clients will be highlighted and discussed with the seller to negotiate better terms. When clients are ready to proceed with the transaction, we facilitate contract signing and the transfer of the deposit amount.

Step 4: Setting up a PEXA workspace

Entry Conveyancing carries out conveyancing on the PEXA platform for fast and secure transactions. In preparation for the workspace, we send SRO duties forms to all parties for signature and host the transaction documents on the shared platform. The vendor’s representative and our client’s financier will be invited to the workspace.

Step 5: Pre-settlement

At this stage, the buyer’s financier will provide the approval of funds for the property purchase. One week from the settlement date, we prepare the Statement of Adjustments and send it to the vendor’s representative for review. A final inspection of the property is then arranged to ensure all special conditions and inclusions have been met.

Step 6: Settlement

At settlement, we finalise the Transfer of Land documents and liaise with our client’s financier for the disbursement of funds. After settlement, we lodge the new registration of the property with the Land Titles Office.

How it works for sellers

Step 1: Initial consultation

We discuss the condition of the property and the goals of the sale with our client to gather information about the sale of the property.

Step 2: Preparing documents

Our conveyancers draft the contract of sale and prepare the Section 32 document.

Step 3: Contract exchange

The contract of sale and vendor statement are sent to the buyer’s representative for review. During this stage, changes to the contract of sale may be negotiated with the buyer’s representative to reach an agreement.

Step 4: Setting up the PEXA workspace

Entry Conveyancing carries out conveyancing on the PEXA platform for fast and secure transactions. We send the SRO digital duties form to all parties to verify and sign before inviting the buyer’s representative and financier to the workspace.

Step 5: Preparation for settlement

Required documents for the transaction (Transfer of Land, Notice of Acquisition) are prepared. One week before settlement, we receive and review the Statement of Adjustments from the buyer’s representative to verify the final payment amount.

Step 6: Settlement

During settlement, we facilitate the final checks and the transfer of the purchase funds, and lodge the Transfer of Land documents with the Land Titles Office. Sellers are notified once settlement is complete, and the Notice of Acquisition is sent to the Council, Water & Owners Corporation (if applicable).
